Maintenance TechnicianA large real estate and property management company is looking for a Maintenance Technician to join their team immediately for a 3-6 month contract. The role would have two... buildings that would be overseen but one main apartment with around 70 total units. This person would be responsible for maintaining overall cleanliness of the property including all common areas, hallways, stairwell, perimeter of buildings, courtyards, basements, and alleys.Day to day responsibilities:Complete assigned work orders by making repairs within the specified time frame.Update and close out work orders assigned in Yardi as soon as soon as there is a change in the status of the work order.Manage contractors to ensure they are completing their work and abiding by the rules of the property such as using proper entrances, exits, elevators, etc., keeping the property tidy and cleaning up after themselves including the disposal of their trash.Knowledge in the apartment and common area maintenance function, including plumbing, HVAC basic troubleshooting, electrical, drywall, painting, tilling and appliances repair.Help prepare vacant apartments through turn-over repairs and improvements.Ensure that keys are secured in the lockbox, all necessary doors are locked shift end and ensure that the elevator is locked so that residents do not have elevator access to the basement.Remove snow near property entrance, sidewalks, and parking areas.Maintain building landscaping.Immediately report any on-site incidents that occur (whether by a resident or employee) such as a slip and fall, injury, potential injury, police activity or domestic disturbance.Roles and responsibilities are not always confined to one building, responsible for supporting other properties as needed.Perform other duties as necessary.We are looking to pay $25/hr+ for this role depending on experience.We are a company committed to creating diverse and inclusive environments where people can bring their full, authentic selves to work every day. This job is part of the Sales function, which is responsible for designing sales solutions that are presented and sold to potential, new, and existing clients. What You?ll Do:?Negotiate and successfully close sales opportunities to meet and exceed agreed sales targets within the target market of the North East, including Boston, Rhode Island, New Hampshire, and Northern Connecticut.?Act as a mentor to Business Development Managers on the team, helping to train and help out as needed in their development. ?Develop and build long-term professional customer relationships with existing, new and potential clients. ?Maintain excellent relationships and after-sales support to build confidence in line with the agreed business strategy ? Identify and build a long-term active pipeline, exploring both existing markets and targeting new market opportunities ?Use innovative means to develop new sources of profitable business ?Take complete ownership of, develop and deliver exceptional sales and tender documents and presentations, in line with Company standards. ?Generate tenders and relevant document preparation, using the specialist support functions (procurement, HR, QHS etc.) as well as local managers and the Business Development Managers ?Raise the company and business profile by representing this Commercial Real Estate Client at industry events, high-level networking, and promoting an image of professionalism at all times ?Keep up-to-date with industry developments, maintaining awareness of competitor activity and market trends ?Ensure that the BU Leader is fully aware of all activities. ?Liaise regularly with the Sales Director to ensure they are fully updated on all sales activities and potential new business opportunities. ?Ensure that specialist functions e.g. HR, QHS, and Commercial are advised of any new potential business to ensure compliance ?Ensure that appropriate sign-offs are adhered to when considering new business opportunities ?Maintain records and relevant contract documentation in support of tenders and re-bids for the Business ?Support re-bids and variations for existing clientsWe are a company committed to creating diverse and inclusive environments where people can bring their full, authentic selves to work every day.
