Job Description
The Senior Compliance Specialist is a subject matter expert responsible for ensuring the organization's third-party
property debt collection operations remain in full compliance with all applicable federal, state, and local
regulations. This role serves as a critical control function — conducting audits and quality reviews, drafting and
owning regulatory responses, supporting staff training, and advising operational teams on compliance
requirements unique to property-related debt portfolios including rent arrears and related obligations. The Senior
Compliance Specialist is expected to exercise independent judgment, manage complex investigations, and
provide guidance to junior compliance staff.
Key Responsibilities
Regulatory Compliance & Oversight
• Ensure all collection activities comply with the FDCPA, CFPB regulations, and applicable state debt
collection statutes.
• Interpret and apply Regulation F requirements including communication limits, electronic communication
standards, and validation notice requirements.
• Monitor adherence to FCRA credit reporting standards as they apply to property debt accounts.
• Monitor UDAAP standards in all consumer-facing collection activity.
• Stay current on legislative and regulatory developments affecting third-party debt collection and proactively
communicate relevant changes to management.
Compliance Auditing & Quality Review
• Conduct regular compliance audits of collection accounts, written correspondence, and system workflows to
identify procedural gaps or regulatory exposure.
• Perform file reviews on property debt portfolios, including validation of documentation, contact records, and
account handling procedures.
• Analyze audit findings and complaint or dispute trends to identify systemic issues and escalate
appropriately to management.
• Collaborate with QA teams to integrate compliance requirements into quality assurance scorecards and review processes.
• Recommend corrective actions and process improvements based on audit outcomes; document findings in
a clear and organized manner.
Regulatory Response & Complaint Management
• Own the drafting of written responses to regulatory inquiries and complaints, including CFPB portal
complaints, Attorney General inquiries, Department of Labor inquiries, DFPI correspondence, and BBBcomplaints.
• Investigate consumer complaints and disputes thoroughly, reviewing account documentation and activity to
support accurate and compliant responses.
• Ensure all regulatory responses are completed within required timeframes and in accordance with internal
policies and applicable law.
• Coordinate with management and legal counsel on matters involving litigation risk or elevated regulatory
exposure.
• Maintain organized records of all regulatory correspondence and outcomes.

Required Skills & Experience
• 2+ years of experience in compliance, quality assurance, or a closely related function within debt collection
or a regulated financial services environment.
- Ability to work independently and manage competing priorities under deadline pressure.
- Experience drafting written responses to regulatory bodies or consumer complaints in a compliance, legal, or operations capacity
