Job Description

• Perform end-to-end commercial title searches using Tennessee county records
• Examine and verify complete chains of title to confirm continuous ownership
• Identify and document liens, encumbrances, easements, restrictions, and title defects
• Research records including:
○ Deeds, mortgages, plats, judgments
○ UCC filings, tax records, and easements
• Handle commercial complexities such as:
○ Multi-parcel and cross-county properties
○ Corporate/entity ownership structures
○ Cross-collateralization and layered encumbrances
• Prepare clear, detailed title reports for underwriters, attorneys, lenders, and clients
• Communicate with Register of Deeds offices, surveyors, and examiners to resolve gaps
Ensure compliance with Tennessee property law and recording standards

Required Skills & Experience

• 5+ years of commercial title searching or title examination experience
• Strong working knowledge of Tennessee county recording systems
• Proven ability to:
○ Run full chains of title
○ Identify liens, judgments, and encumbrances
○ Interpret legal descriptions and historical records
• Experience using:
○ Grantor/grantee indexes
○ Online county databases and title search platforms
• High attention to detail with strong written documentation skills
High school diploma required (Bachelor’s preferred)

Nice to Have Skills & Experience

• Experience with title insurance, commercial real estate law, or commercial lending
• Familiarity with:
○ Older deed book systems vs. instrument number conversions
○ Name variations and indexing inconsistencies
○ Cross-county parcels
• Background supporting complex commercial transactions or underwriting teams
Comfort working high-volume or deadline-driven commercial files
