Job Description

As a Property Manager, you will maintain a best-in-class, customer-centric, culture while delivering an exceptional employee experience. Your responsibilities will include, but are not limited to, achieving operational excellence by managing net-operating income, occupancy, collections, and home sales. Time allocation mentioned below may vary depending on the communitys needs. Annual or semi-annual travel may be required for this role.

Essential Duties and Responsibilities:

Team Management and Leadership
· Cultivate employee satisfaction within your community

· Ensure community is meeting or exceeding monthly and quarterly goals related to NOI, occupancy, collections and home sales.

· Consistently execute standard operating procedures and policies to achieve full operational excellence

· Demonstrate core values through interactions with staff and residents

· Communicate with team members at all levels (i.e., maintenance, sales and leasing agents, field leadership team, home office staff, etc.) regularly to align company priorities and goals

· Ensure community complies with federal and state laws, as well as Fair Housing Standards

Resident Relations and Retention
· Cultivate resident satisfaction within your community

· Address resident issues with urgency and care

· Execute successful touch points throughout the residents journey to ensure a

happy resident base that will renew year over year

· Maintain resident ledgers and generate monthly bills

· Ensure all work orders are completed within 48 hours of receipt

Sales and Leasing
· Lead community marketing efforts to attract potential residents

· Maintain a healthy sales pipeline and hold team accountable to maintaining

pipeline conversion metrics

· Maintain occupancy goals of rental homes and oversee the sale of on-site homes

Net-Operating Income (NOI) Management

· Track and maintain a positive NOI for your community

· Ensure successful expense management through close oversight of vendors, suppliers, and employees

Collections
· Ensure all rent is billed accurately and collected on-time
· Complete all legal action and notices required in compliance with State and Fair Housing Standards

Curb Appeal
· Ensure community equipment and amenities meet safety regulations

· Provide a safe and beautiful place for residents to call home through ensuring residents homesites and common areas are kept to standards

· Provide input into community capital plans and ensure all capital projects are

completed on time, within scope and budget and according to policies

Required Skills & Experience

-1-3+ years of experience
-Experience with multifamily property management/community management, in the hotel industry, landlord/Airbnb host of multiple properties, or working for an HOA
- Experience collecting payments from residents/renters/guests
- Experience providing customer service support to residents/renters/guests such as arranging facilities support, answering billing questions, and overall support
- Good communication skills
- Comfortable being onsite 4 days a week in Salem and 1 day a week in McMinnville 4; 8:30 AM 5:30 PM
