An employer is seeking a Commercial Property Manager in the Dayton, OH area. The Commercial Property Manager oversees and directs the day-to-day operations and maintenance of multiple commercial properties, such as office buildings, retail spaces, and industrial units. The primary goal is to ensure the properties are well-maintained, financially profitable, and meet the needs of its tenants and owners. The company owns the building and you will be reporting directly the CEO.
Key Responsibilities:
Tenant Relations:
- Building and maintaining positive relationships with tenants which is crucial for retention.
- Responding promptly to tenant inquiries, concerns, and maintenance requests.
- Handling tenant disputes and ensuring lease compliance.
Property Maintenance and Operations:
- Manage employee and tenant access to buildings and parking garages.
- Conducting regular property inspections and addressing maintenance and repair needs.
- Overseeing and coordinating external service providers for maintenance and repairs.
- Ensuring compliance with local regulations, codes, and safety standards.
- Managing construction and renovation projects, including capital improvements and tenant improvements.
Financial Management:
- Managing property budgets, tracking income and expenses.
- Collecting rent payments and managing arrears.
- Preparing financial reports and analyzing property performance metrics.
- Negotiating and managing vendor contracts.
Leasing and Marketing:
- Showing vacant spaces to potential tenants.
- Managing lease agreements, renewals, and terminations.
- Developing and implementing marketing strategies to attract and retain tenants.
- Conducting lease negotiations and ensuring compliance with lease requirements.
Other Responsibilities:
- Maintaining accurate property files and records.
- Developing and implementing client retention programs.
- Being available for property emergencies.

- 4-5 years commercial property management experience in Dayton, OH
- Strong communication skills interacting with tenants, owners, vendors, and colleagues.
- Financial Management Experience - Understanding budgeting and managing expenses is vital for ensuring the property's financial success.
- Ability to negotiate leases, contracts, and resolve conflicts is essential.
- Familiarity with property management software, online listing services, Excel and digital communication tools is increasingly important.
