Job Description

Position Summary
The Cost Lead / Senior Cost Manager will be responsible for leading all cost management activities across one or multiple complex capital projects in support of Johnson & Johnson’s life sciences portfolio. This role will make an immediate impact by partnering closely with senior project managers, senior cost analysts, and project controls leadership to deliver high‑level strategic cost planning from early design through project closeout.
The role requires strong cost leadership, sound commercial judgment, and the ability to operate effectively within a large, matrixed project environment.

Key Responsibilities
• Lead cost management activities for large, complex capital construction projects
• Track and manage project spending against approved budgets and forecasts
• Continue development and maintenance of the full project estimate
• Prepare and manage detailed cost reports, including actuals, forecasts, and budget variance analysis
• Manage cash flow, accruals, and forecasting processes
• Review and approve invoices submitted by A/E firms, CM partners, subcontractors, and third‑party vendors
• Provide detailed cost risk analysis, issue identification, and mitigation strategies to project teams and client stakeholders
• Support earned value analysis and cost performance measurement
• Contribute to the development and execution of project controls and project execution plans
• Support procurement activities, including development of RFPs, RFQs, and participation in contract negotiations
• Assist with value engineering and cost optimization initiatives
• Support continuous improvement of cost management standards, tools, and procedures for Cushman & Wakefield and the client
• Ensure accuracy, credibility, and transparency of all cost data and reporting

Required Skills & Experience

Required Qualifications (Must Have)
• Bachelor’s degree in Architecture, Engineering, Construction Management, Project Management, or a related field
• Minimum 15 years of experience in cost management on capital construction projects, including design and construction phases
• Proven experience working within a complex, matrixed project environment
• Strong construction industry experience required; life sciences / pharmaceutical experience strongly preferred
• Advanced proficiency in Excel
• Experience using cost tracking systems outside of Excel (e.g., proprietary or enterprise cost management platforms)
• Strong understanding of budgets, forecasting, accruals, cash flow, and cost reporting
Excellent written and verbal communication skills, including the ability to present cost information to senior stakeholders
