Job Description

Oversee planning and zoning operations, code enforcement, and inspections
Guide decisions on land use compatibility (e.g., preventing industrial near residential)
Serve as primary liaison to:
State and federal regulators (wetlands, floodplain, historical, etc.)
11 incorporated towns (partial inspection support in 8; full planning/zoning in unincorporated areas)
Coordinate with Marine Corps base planners (Cherry Point, Camp Lejeune) to avoid encroachment near training zones
Represent the department during public hearings and before boards (12 evenings/month)
Lead conflict resolution when zoning or development disputes arise

Required Skills & Experience

Deep understanding of land use planning, zoning law, and inspection workflows
Ability to interpret and guide development within a layered regulatory environment (local, state, federal)
Comfortable navigating resident complaints and high-stakes land disputes
Strong written/verbal communication and public presentation skills
Willingness to attend occasional after-hours board meetings

Nice to Have Skills & Experience

Experience with:
Historic land management (Beaufort area context)
Coastal/waterfront development (wetlands, flood zones, federal easements)
Familiarity working with military base zoning boundaries
Local government experience highly preferred (but private-sector zoning/planning consultants okay)
Certifications (e.g., CZO, CFPM) not required upon hire but expected within first 12 years
