Job Description

The Commercial Title Examiner is responsible for analyzing and verifying the accuracy of property titles for commercial real estate transactions within Kentucky. This role involves thorough research and examination of public records, legal documents, and property ownership histories to ensure clear titles and identify any potential issues or encumbrances.
Key Responsibilities:
• Conduct comprehensive searches of property records, including deeds, mortgages, liens, judgments, and tax assessments.
• Review legal documents related to property titles to ensure compliance with state and federal regulations.
• Prepare detailed reports summarizing title findings and identify any defects or issues that need resolution.
• Collaborate with underwriters, attorneys, and other professionals to resolve title-related problems.
• Ensure all documentation is accurate and complete before issuing title insurance policies.
• Stay up-to-date with real estate laws and regulations affecting commercial property transactions.

Required Skills & Experience

• Bachelor's degree in a related field such as real estate, law, or business administration is preferred.
• Previous experience in title examination or real estate is highly desirable.
• Strong analytical skills and attention to detail.
• Excellent communication and interpersonal skills.
• Proficiency in title examination software and public record databases.
• Ability to work independently and manage multiple projects simultaneously.
