Job Description

Position Summary

Reporting to the Director of Project Management, the Project Manager is responsible for full cradle-to-grave delivery of assigned construction and facilities projects, from initial concept and programming through design, construction, close-out, and operational handoff. This is an individual contributor role with direct accountability for scope, schedule, budget, quality, safety, and stakeholder coordination.

The role supports a campus environment with active operations and diverse stakeholders, requiring strong leadership, technical competence, and the ability to deliver projects while minimizing disruption to ongoing academic, residential, and support functions.

Key Responsibilities

Manage projects through the full lifecycle including planning, programming, design, permitting, procurement, construction, close-out, and turnover.

Serve as the primary point of accountability for project outcomes related to scope, schedule, budget, quality, and safety.

Lead project kick-off meetings, establish project execution plans, and maintain clear documentation throughout the project lifecycle.

Coordinate project close-out, ensuring all documentation, warranties, as-builts, and operational requirements are complete prior to handoff to Facilities Operations.

Planning, Cost & Schedule Management

Develop and manage project budgets, schedules, and cash flow forecasts.
Track and control project costs, including review and approval of payment applications.

Manage change control processes, including directives, potential change orders, negotiation, documentation, and approval.

Collaborate with project controls and finance teams on monthly cost reporting and capitalization.

Consultant & Contractor Management

Manage architects, engineers, contractors, and specialty consultants throughout the project lifecycle.

Coordinate procurement, competitive bidding, and contract execution in collaboration with Sourcing and Legal.

Ensure contractor compliance with contract requirements, safety standards, and campus policies.

Lead punch list activities and verify corrective work completion.

Permitting, Compliance & Coordination

Coordinate permitting, inspections, and approvals with applicable authorities and internal stakeholders.

Ensure projects comply with applicable codes, standards, and institutional requirements.

Coordinate access, security, and logistics for contractors working in occupied campus facilities.

Asset Turnover & Warranty Management

Ensure all relevant close-out documents are completed prior to release of final retention payment to contractor.

Manage warranty periods and coordinate corrective work prior to warranty expiration.

Conduct end-of-warranty walkthroughs and turnover meetings with Facilities Operations.

Required Skills & Experience

Bachelor’s degree in Construction Management, Architecture, Engineering, or related field, or equivalent combination of education and experience.
Three or more years of construction project management experience in facilities or campus environments.
Demonstrated experience managing multiple projects concurrently.
Working knowledge of construction documents, contracts, cost estimating, and scheduling.

Nice to Have Skills & Experience

Experience working in active or occupied campus environments.
Experience coordinating projects in unionized settings.

Proficiency in Microsoft Excel, Word, Outlook, PowerPoint, and Project.
Working knowledge of AutoCAD.
