Job Description

Administer various planning and design meetings and coordinate all reviews for due diligence. Communicate the development of this information in various report formats to capital programs leaders.
Coordinate and review the assigned programming criteria for multiple projects
Assist Project Managers with due diligence reports and site approvals
Review architect/consultant proposals associated with the pre-design, design, and construction phase report deficiencies to Project Director
Coordinate and prepare (for approval) scope of works, design deliverables and schedule milestones for incorporation into standard design subcontracts
Review, update and prepare educational specifications and design requirements documents
Maintain Design Summary Sheets for each project
Ensure understanding and monitor completion of documents by the design team
Verify design and code requirements by project architect
Establish design review sessions and implement comments and changes at the conclusion of each design phase
Coordinate, update, review, and report (to appropriate parties) all scheduled milestones associated with design
Attend design coordination meetings with architectural team on a regular basis to assess design progress and quality.
Ensure that the requisite Authorities Having Jurisdiction (AHJ) are engaged for required reviews and approvals at the appropriate design milestone and ensure necessary changes are implemented
Provide review of A/E invoices associated with design phase services
Implement project controls procedures and practices to monitor progress and identify potential delays.
Communicate effectively, both orally and in writing, with project teams and stakeholders.
Experience in cost control, ensuring projects stay within budget constraints.
Review specifications and calculate takeoffs from plans to determine quantities for preparing schedule activities and associated durations.
Cost and/or resource load schedules as needed.
Prepare independent CPM schedules for evaluating construction contract milestones, durations, and time impact of contract change modifications and potential claim settlements.
Review and prepare written evaluations of contractor or consultant schedules. This includes providing recommendations for corrective actions to mitigate impact to variances from contract completion dates.
Support negotiations for finalizing time impact claims.
Assist in constructability reviews.

Required Skills & Experience

Bachelors degree in architecture, Construction Management, or Engineering
10 years management design to build management
Prefer 5 years construction management experience
Ability to understand construction drawings and specifications.
Experience with construction cost tracking and cost control.
Ability to give presentations of schedule reports to stakeholders.

Nice to Have Skills & Experience

Project Architect experience
Adobe Design Suite, SketchUp and/or other rendering platforms.
Licensed Architect or Masters in Architecture
Familiarity with master plan and redevelopment program/process Commercial building codes (IBC, ADA, LEED, etc.)
Bluebeam, AutoCAD, Revit
