Job Description

The Regional Asset Director is to lead the commercial performance and overall management of its Chicago & Midwest regional data center portfolio. This position blends financial oversight with operational awareness for data center assets. The individual will serve as the primary point of contact (POC) for Chicago-area & Midwest three data centers. The Regional Asset Director will be accountable for asset-level strategy, customer retention and renewals, capital planning, compliance with legal and regulatory obligations, and building strong relationships with community and government stakeholders
• Engage in community relations and maintain strong executive communication.
• Will be interacting regularly with facility managers and executives. Weekly meetings with team members. collaborate cross-functionally across Sales, Operations, Finance, Customer Care, Legal, and Capital Markets.
• Define and execute asset strategy in partnership with Sales, including prospective customer opportunities, renewals, and modifications to existing agreements.
• Collaborate with Operations on the operating performance of the assets.
• Develop and manage annual asset budgets and forecasts, review variance reports, and implement corrective action plans.
• Monitor and report asset performance against investment objectives, pro-forma metrics, and market benchmarks.
• Evaluate capital project investments, capacity management initiatives, and Maintenance CapEx business cases in collaboration with Operations. Will be responsible for P&L (Profit and Loss) of the data centers. Also

Required Skills & Experience

• Bachelor’s degree in finance, real estate, or a related field; MBA preferred.
• 10–15 years in asset management or commercial real estate/portfolio management; data center experience preferred
• Proven ability to interpret and manage financial statements, investment performance, and asset-level performance metrics.
• Experience overseeing a multisit portfolio
• Understanding of Profit and Loss Revenue, in addition to CapEx/OpEx.
