Job Description

We are seeking a Commercial Building Engineer to join our team in the greater West Palm Beach area. The Building Engineer will oversee the daily building and facility operations of our South Florida commercial portfolio. This portfolio includes commercial offices, retail plazas, and industrial warehouse spaces.
This role focuses on day-to-day general repairs, painting, curb appeal, and groundskeeping. The ideal candidate takes pride in keeping properties looking immaculate, responds quickly to tenant’s needs, and enjoys an active, varied workday.
Responsibilities:
· Property Inspections
o Conduct daily, weekly, and monthly walkthroughs of properties to identify and resolve maintenance issues before they impact tenants.
o Safety Checks: Check emergency exit signs, test exterior lighting fixtures, and visually inspect fire extinguishers to ensure safe property conditions.
· General Repairs & Interior Upkeep
o Drywall & Paint: Patch holes, repair damaged drywall, texture, and repaint interior walls to keep spaces looking professional and ready for tenants.
o Light Carpentry & Plumbing: Perform basic fixes like repairing cabinet hinges, adjusting doors, changing light bulbs, and clearing minor sink or toilet clogs.
o Flooring & Trim: Re-secure loose baseboards, fix minor tile issues, or replace damaged ceiling grid tiles.
· Groundskeeping & Curb Appeal
o Litter & Trash Removal: Walk the exterior properties daily to empty outdoor trash receptacles, pick up debris, and keep parking lots and walkways spotless.
o Property Cleandown: Use leaf blowers, pressure washers, and brooms to clear sidewalks, entryways, and loading zones of leaves, dirt, and stains.
o Light Landscaping Touch-ups: Pull weeds from flowerbeds, trim low-hanging branches, and ensure irrigation systems are spraying correctly.
· Tenant Support & Property Prep
o Tenant Requests: Respond politely and promptly to basic tenant work orders regarding light fixtures, hanging signs, or moving light furniture.
o Vacant Unit Prep: Help clean, paint, and prepare recently vacated commercial suites so they are ready for new tenants to view.
o Vendor Escort: Open gates, unlock mechanical rooms, and guide specialized contractors (like roofers or electricians) when they arrive for major repairs.

Company Vehicle & Tools:
o Vehicle: Candidate may choose between a company-provided vehicle or using their personal vehicle, in which case a monthly car stipend will be provided
o Tools: All tools required for the job are provided

Required Skills & Experience

· Experience: 3+ years of experience in general handyman work, apartment maintenance, commercial cleaning, or groundskeeping.
· Skills: Comfortable using standard hand and power tools (drills, saws, pressure washers, leaf blowers).
· Mobility: Valid Florida driver's license and reliable transportation to travel between local South Florida properties.
· Physical Demands: Ability to lift up to 50 lbs, stand and walk for long periods, climb ladders, and work comfortably outdoors in the South Florida heat.
· Reliability: Strong work ethic, punctual, and able to work independently with minimal supervision
