Job Description

The Project Manager – Division 10 oversees the full lifecycle of specialty construction projects, including estimating, submittals, procurement, scheduling, installation, and financial performance. This role manages Division 10 products such as toilet partitions, lockers, fire protection specialties, and signage on commercial projects, ensuring they are delivered on time and within budget. Responsibilities include interpreting plans and specifications, negotiating change orders, tracking costs and profitability, coordinating vendors and field teams, leading job site meetings, and maintaining strong client relationships. The position also supervises field leadership, utilizes construction and financial software, and supports business development efforts, all while ensuring project profitability and compliance.

Salary: 90-100k

Required Skills & Experience

- 1–3+ years of experience in construction project management
- Experience with Division 10, Division 8, or specialty construction products
- Experience managing the full project lifecycle (estimating → closeout)
- Ability to read and interpret architectural drawings, blueprints, and specifications
- Strong estimating skills, including proposal preparation and presentation
- Experience pricing, negotiating, and processing change orders
- Strong cost control, budgeting, billing, and scheduling experience
- Proficiency with construction and financial software (Procore, Sage 300, Excel, Outlook)
- Strong math, analytical, and problem‑solving skills
- Ability to manage multiple projects simultaneously
- Strong communication and coordination skills with vendors, GCs, and field teams
- Experience working on commercial construction projects

Nice to Have Skills & Experience

- Direct experience managing Division 10 products (toilet partitions, lockers, signage, fire protection specialties)
- Prior supervisory experience overseeing field staff or supervisors
- Sales mindset or experience supporting business development
- Experience leading job site meetings
- Experience negotiating scope and costs to help secure awarded contracts
- Background working across multiple divisions or departments
- Familiarity with reading and interpreting accounting or financial reports
- Experience in fast‑paced environments with limited standardization
