We are looking for someone to join our growing team as a Property Asset Manager, focusing on providing five-star experiences for our homeowners, tenants, and leasing partners. You will be responsible for assisting the Head of the company with day-to-day tasks, working directly with our homeowners and tenants, supporting financials for delinquencies and invoice processing, aiding homeowners with DCs compliance requirements, and ensuring a good customer experience.
Key Responsibilities:
Resident and Homeowner Management:
o Serve as a point of contact for homeowners and tenants, addressing inquiries, concerns, and maintenance requests promptly and professionally.
o Implement solutions that increase the efficiency of our portfolio and enhance tenant satisfaction by fostering a sense of belonging.
o Though we target a Monday - Friday workweek, emergencies do pop up after business hours. When they do, you would jump in to coordinate and resolve with the correct parties.
Leasing and Tenant Relations:
o Do 'whatever it takes' to ensure the living experience for our tenants as their main point of contact.
o Oversee all aspects of the leasing process, from marketing vacant units to executing lease agreements.
o Maintain an in-depth understanding of market trends and rental rates to optimize occupancy and revenue.
o Cultivate positive relationships with tenants, addressing their needs and concerns with empathy and efficiency.
Financial Management:
o Monitor rent collection efforts, lease expirations, and delinquencies, taking appropriate action to ensure timely payments and minimize arrears.
o Coordinate and schedule turnover inspections in a timely manner in order to document charges prior to reconciling security deposits.
o Coordinate with accounting and finance teams to ensure accurate financial reporting and adherence to budgetary targets.
Property Maintenance and Vendor Management:
o Oversee routine maintenance, repairs, and capital improvement projects to maintain property aesthetics and functionality.
o Coordinate all maintenance requests with various third-party vendors to provide exceptional service for our tenants and maintain knowledge of the approved budget for standard work orders. If maintenance exceeds the approved budget, know when to escalate for guidance.
o Procure and manage vendor contracts, ensuring quality workmanship, cost-effectiveness, and compliance with contractual agreements.
o Implement preventative maintenance programs to prolong the lifespan of property assets and minimize unexpected expenses.
Legal Compliance and Risk Management:
o Stay abreast of local, state, and federal regulations governing landlord-tenant relationships, fair housing practices, and property management operations.
o Implement policies and procedures to ensure compliance with legal requirements and mitigate potential liabilities.
o Respond to legal inquiries, disputes, and litigation matters in collaboration with legal counsel and senior management.

Experience working in Washington, DC, and Virginia with an understanding of all housing regulations and fair housing laws
Minimum of 3+ years of experience in Multi-Family or Single Family Property Management, with a proven track record of success.
Strong knowledge of property management principles, practices, and industry standards.
Proficiency in property management software such as AppFolio and PropertyMeld
Excellent communication, interpersonal, and negotiation skills.
Ability to prioritize tasks, manage time effectively, and adapt to changing priorities in a fast-paced environment.
Associates degree or Bachelor's degree in Business Administration, Real Estate Management, or related field preferred.
Professional certifications such as Certified Property Manager (CPM) or Accredited Residential Manager (ARM) are a plus.
