Prior to Closing
- Order payoffs and final utilities; verify against title commitments
- Address file requirements including liens, judgments, and bankruptcy documentation
- Retrieve and confirm tax information; ensure current taxes remain unpaid
- Order and follow up on HOA documents (letters, bylaws, financials, irrigation)
- Collect commission details from real estate agents
- Disburse files and confirm wire receipt and accuracy
- Draft Power of Attorney and Quit Claim Deeds as needed
- Maintain communication with Escrow Officer on file status
- Handle walk-ins and phone calls in the Escrow Officers absence
- Support team members and assist at the front desk when needed
Closing
- Input lender figures and assist with document preparation
- Print checks and closing documents
- Fax final figures to lenders and Realtors
After Closing
- Finalize and clean out files for shipping, recordings, and escrow follow-ups
- Prepare closed files for scanning and archiving
