Mechanical Superintendent, MD

We are seeking an experienced Mechanical Superintendent to support the coordination and execution of all mechanical systems for a large-scale life sciences project. This individual will be responsible for overseeing mechanical scope planning, coordination, execution tracking, and turnover readiness from early project phases through commissioning and final completion, ensuring alignment with project schedules and quality standards.
The Mechanical Superintendent will serve as the primary coordination lead for HVAC systems, cleanroom environments, process piping, central utility plants, hydronic systems, laboratory environments, exhaust systems, and other complex mechanical infrastructure. This role requires close collaboration with project management, MEP leadership, trade partners, commissioning teams, design consultants, and owners throughout the project lifecycle.

Key Responsibilities
Mechanical Project Leadership

Lead day-to-day coordination of all mechanical project activities in an office-based environment
Oversee mechanical scope planning, execution tracking, and alignment with project milestones
Coordinate with subcontractors, vendors, and specialty contractors to ensure scope delivery aligns with project requirements
Monitor resource planning, production tracking, and overall progress against established project schedules
Mentor assistant superintendents, project engineers, and support staff while fostering a collaborative environment
Represent mechanical scope coordination in meetings with stakeholders, design teams, and project leadership

Schedule & Project Execution

Partner with Project Managers, MEP leadership, and scheduling teams to develop detailed execution and commissioning plans
Utilize short-interval planning data and reporting tools to track progress and support schedule adherence
Analyze upcoming work activities, identify constraints, and support mitigation planning
Coordinate equipment delivery planning, prefabrication efforts, and sequencing strategies
Contribute to recovery planning and schedule acceleration strategies when required

Mechanical Coordination & Constructability

Coordinate mechanical systems with electrical, plumbing, fire protection, structural, architectural, and process systems
Review drawings, specifications, BIM models, RFIs, submittals, and shop drawings to identify constructability considerations
Lead coordination efforts to minimize system conflicts and rework through proactive planning
Validate equipment locations, maintenance access requirements, and system integration needs through design coordination
Support constructability reviews and value engineering initiatives

Life Sciences Mechanical Systems
Oversee coordination and delivery planning for critical mechanical systems commonly found in life sciences and biotech facilities, including:
Cleanroom HVAC systems
Process and high-purity piping systems
Chilled water and hot water systems
Air handling and exhaust systems
Laboratory ventilation systems
Environmental control systems
Central utility plant equipment
Building automation system integration
Temperature- and humidity-controlled environments
Ensure mechanical systems align with design specifications, quality standards, and operational requirements through coordination and documentation review

Quality & Compliance
Perform quality reviews through documentation, reporting, and coordination processes
Ensure alignment with applicable codes, project specifications, manufacturer requirements, and industry standards
Coordinate inspections, testing activities, and required documentation for turnover readiness

Commissioning & Turnover
Support coordination of startup, testing, balancing (TAB), commissioning, and validation activities
Coordinate with vendors, TAB specialists, commissioning agents, and stakeholders
Track closeout items and support turnover readiness efforts
Ensure systems meet operational requirements prior to final handover

7–15 years of commercial construction or project experience with significant mechanical coordination, planning, and oversight responsibilities
Experience supporting complex projects such as:

Life Sciences
Pharmaceutical Manufacturing
Biotechnology Facilities
Semiconductor Facilities
Advanced Manufacturing
Healthcare Facilities
Mission Critical / Data Centers

Strong background in HVAC, piping, process mechanical systems, and central plant infrastructure from a project coordination and systems delivery perspective
Proven experience managing mechanical subcontractors, vendors, and multiple workstreams through planning, coordination, and performance tracking
Strong understanding of project scheduling, sequencing, and critical path activities in a coordination and reporting capacity
Experience reviewing RFIs, submittals, shop drawings, commissioning plans, and turnover documentation
Proficiency with project management software and Microsoft Office Suite
Working knowledge of Primavera P6 or similar scheduling tools
Experience supporting projects exceeding $100M in value

• Direct life sciences, pharmaceutical, or biotech construction experience.
• Experience with cleanroom environments and GMP-regulated facilities.
• OSHA 30 certification.
• Bachelor's degree in Construction Management, Mechanical Engineering, or related discipline.
