Hourly Pay Rate: $30-$37
Under the direction of the Facilities Maintenance Coordinator, perform independently within a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment, including tasks in electrical work, HVAC, carpentry, plumbing, locksmithing and painting. Must be able to perform at an independent level as well as mentoring entry level personnel in all trades. Must be proficient in the diagnostics and repairs as well as the programming of HVAC DDC control systems including a full understanding of LonMark & LonWorks MicroNet and BacNet Control technologies. Must be proficient with Invensys Building Control Systems, Workplace Pro and Workplace Tech Software operations.
REPRESENTATIVE DUTIES
Essential Duties:
Perform a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment including tasks in electrical work, HVAC, Control Technologies, carpentry, plumbing, locksmithing and painting; assure compliance with applicable laws, codes, ordinances and regulations.
Plan, organize and lay out assigned tasks; interpret plans, diagrams, blueprints, sketches and specifications; estimate time, material and equipment needs for assigned projects; order, receive and maintain inventory of maintenance supplies and equipment.
Inspect, repair, install, test, service and maintain electrical systems, Including Emergency Generators, Photovoltaic Systems, conduits and wiring, light and power circuits, motor, appliances, generators, transformers, controls, lighting fixtures, fuses, receptacles, distribution panels, and switch gear; trace wiring, perform diagnostic tests on system components, and replace defective components.
Install, service, maintain, troubleshoot and repair heating, ventilation and air conditioning systems and equipment including Control technologies, compressors, circuit boards, relays, motors, drives, belts, electrical contractors, clocks, valves, switches, furnaces, exchangers and a variety of other devices; identify and patch leaks; test for contaminants; diagnose malfunctions and determine repair needs.
Construct, alter, repair and inspect structures including cabinets, shelves, partitions, counters, doors, paneling, window frames, walls and a variety of special fixtures; install drywall and insulation; prepare moldings and perform finishing work.
Perform a variety of skilled plumbing duties in the installation, maintenance and repair of faucets, drinking fountains, toilets, urinals, sinks, pipes, valves, pumps, heaters, boilers and other fittings and fixtures; cut and thread piping; solder piping and fittings; inspect and repair leaks, obstructions and general system failures.
Operate a variety of maintenance tools and equipment including power saws, jointers, drills, nail guns, sanders, sprayers, metal cutters, compressors, testers, meters, planers and various other hand and power tools; maintain tools and equipment in proper working condition; drive a City vehicle conduct work.
Install, repair and maintain locks and related parts; cut keys and re-key locks as requested; re-pin new and existing locks; repair padlocks and locksets.
Perform a variety of welding and metal fabrication duties as directed; utilize appropriate welding equipment.
Prepare surfaces for painting; apply a variety of surface coatings such as paint, stain, varnish, enamel, lacquer or other protective or decorative finishes; operate a brush, roller or spray gun to apply a variety of surface coverings to various surfaces.
Communicate with City personnel and various outside agencies to exchange information, coordinate activities and resolve issues or concerns.
Maintain a variety of records related to assigned activities.
Perform related duties as assigned.

Methods, materials, tools, terminology and equipment used in the building maintenance trades including Energy Conservation, Alternative energies and electrical work, HVAC, carpentry, plumbing, locksmithing, Roofing and painting.
Invensys Building Control Systems, Workplace Pro and Workplace Tech Software operations and applications.
Proper methods of storing equipment, materials and supplies.
Requirements of maintaining facilities, utilities and equipment in good repair.
Operation of a wide variety of hand and power tools and equipment.
Pneumatic and electrical control systems.
Shop math applicable to the building trades.
