Job Description
Overall Functions
Performs various maintenance duties to maintain and enhance the value of the community.
Handles repairs and improvements of vacant apartments to achieve a market-ready condition.
Essential Functions
Prepare or assist in preparing all vacant apartments for market readiness.
Pull and complete resident work orders promptly.
Consult with the Maintenance Supervisor on work order issues and close them when complete.
Provide on-call emergency service as required.
Report maintenance concerns for vacant units, models, clubhouse, and common areas.
Assist in monitoring and controlling maintenance inventory/supplies.
Move heavy objects as requested.
Support special maintenance projects (e.g., preventative maintenance of building/mechanical systems).
Keep grounds and common areas free of trash and debris.
Collaborate with management and maintenance staff to maintain a professional team image.
Maintain open communication with property management.
Interact professionally with residents, co-workers, and the public.
Attend and participate in training seminars.
Deliver communications to residents as needed.
Assist in setting up for resident functions and activities.
Operate a motorized vehicle on or off property for business purposes.
Compensation: $30k - 50K Exact compensation may vary based on several factors, including skills, experience, and education.

Required Skills & Experience
• HVAC Certified
Experienced in the usage of normal hand tools used in construction, maintenance and landscaping
• Must be able to work any of the seven days of the week as necessary to get the job done.
• Must be able to work inside and outside in all types of weather. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs with frequently lifting and carrying up to 50 lbs.
