Property Maintenance Technician
Location: Utah Portfolio – Ogden to Spanish Fork (Wasatch Front)

Compensation: $65,000–$70,000 annually (+ gas reimbursement: 3 fill-ups/month)

Greyhaven West is a premier real estate investment firm focused on maximizing long-term value by minimizing inefficiencies—especially operating costs and vacancies. Greyhaven West Property Management (GHWPM) is our in-house property management arm, managing exclusively for our investors. We do not offer third-party property management services.
GHWPM currently manages approximately 350 units across Missouri and Utah, with this role dedicated to maintaining roughly 150 units across the Utah portfolio, spanning from Spanish Fork to Ogden.
Our mission is to protect both our physical real estate assets and resident experience through a self-sufficient, tech-documented maintenance operation that scales predictably with the portfolio.
Position Overview
The Property Maintenance Technician is responsible for day-to-day maintenance operations across the Utah portfolio. This is a high-accountability, in-house role designed for a technician who can troubleshoot and resolve the majority of maintenance issues independently—using vendors only when work is highly specialized.
This role is ideal for a driver, problem-solver, and self-directed technician who takes ownership of outcomes, documents work clearly, and thrives in an environment where standards are high and performance is visible.
Key Responsibilities
Daily Maintenance & Operations
• Resolve maintenance tickets related to:
○ HVAC (normal troubleshooting and repairs)
○ Plumbing
○ Carpentry
○ Electrical (basic to moderate)
○ General home repairs
○ Water heaters
○ Light fixtures
○ Fire extinguishers
• Respond to and resolve tickets within defined compliance timelines.
• Plan daily work and materials based on open tickets.
• Perform all eligible work in-house before escalating to vendors.
Preventive & Scheduled Maintenance
• Own quarterly and recurring maintenance tasks, including:
○ Unit inspections
○ HVAC air filter replacement
○ Smoke alarm installation/replacement
○ Battery replacements
○ Pest and weed control (as applicable)
• Perform and upload inspection reports the same day.
• Assist with pothole filling and exterior maintenance tasks as needed.
Buildium & Documentation
• Fully document all work in Buildium, including notes and photos.
• Input and schedule quarterly maintenance tickets at least one quarter in advance.
• Maintain accurate, real-time maintenance records.
Accountability & Reporting
• Meet daily with the Property Manager and leadership to align on the day’s plan.
• Attend weekly PM Executive Meetings.
• Present maintenance updates and reporting every Friday.
• Maintain 40+ hours on-station per week.
• Uphold radical accountability and extreme ownership for assigned properties.
Continuous Improvement
• Actively reduce vendor dependency through skill development.
• Identify skill gaps that lead to vendor calls and propose training or certifications.
• Complete at least one targeted training or certification per quarter (starting Q3 2026).
Performance Standards
• Ticket Resolution Compliance: 100% adherence to defined response timelines:
○ 24 hours: Dangerous conditions
○ 3 days: Habitability & health issues
○ 10 days: Lease compliance items
• Expense Control: Maintain maintenance expense ratio at or below 35%, prioritizing in-house solutions.
Documentation: All tickets fully documented same day.

• Ability to troubleshoot independently and problem-solve in the field.
• Comfortable using technology for documentation and communication.
• Valid driver’s license and reliable personal vehicle.
• Own basic tools required to perform the job.
