Job Description

Insight Global is looking for a procurement manager for a real estate and construction team at a large retail enterprise.

They will be focused on procuring materials and services for greenfield projects and responsible for the following:
- Construction buyouts – refrigeration, roofing, sliding doors, construction equipment (steel, roofing, cladding) – Material and Service
- Benchmarking pricing
- Managing vendor KPI’s
- Reviewing existing vendor contracts
- Reviewing vendor performance quarterly and annually for services
- Will be working with US counterpart and communicating updates to US stakeholders

This role focuses on governance and planning by creating and accurately updating forecasts. It ensures the timely delivery of equipment, and supplies to meet strategic initiatives, real estate projects, and store operations within set timelines.
Developing an accountability strategy for onboarding new vendors and managing current vendors through standardized processes in vendor selection, reviewing and revisiting agreements to suit business needs, price negotiations, and inventory management is also essential.
Lead vendor governance by owning and overseeing GNFR agreements, SLAs, and contractual frameworks to ensure alignment with operational, financial, and compliance requirements.
Define, implement, and continuously improve KPIs, MSAs, and vendor scorecards; hold vendors accountable for performance, service quality, and value delivery.
Provide category leadership by monitoring spend, market trends, and vendor performance, and partnering with Global Sourcing to shape RFP strategies and sourcing roadmaps.
Pursuing continuous improvement, the role manages spend through strategic sourcing and develops guiding principles and tools for more efficient workflows in planning and executing programs and projects.

Integration and customer service are crucial, requiring collaboration with various internal teams on strategic development and business requirements that align with corporate strategies In terms of budgets and financials, the role provides accurate budgets for equipment on all real estate and strategic projects, ensuring costs align with approved budgets.

Required Skills & Experience

- 8-10+ years of experience working within procurement within construction
- Strong understanding of the full construction lifecycle, including permitting, design, scheduling, and coordination with architects and general contractors (GCs).
- Proven experience managing complex vendor contracts valued between $10M–$15M.
- Experience establishing and managing vendor KPIs, including performance tracking and vendor rating systems.
- Demonstrated people leadership experience, this role will manage 2–3 individuals and supporting potential team growth. Includes mentoring and coaching procurement specialists, and driving their professional development through regular business reviews and one-on-one sessions.
- Ability to independently support business partners with minimal oversight, this role will involve supporting internal stakeholders in Canada and the US and third party suppliers
- Experience working closely and collaboratively with construction general contractors on ongoing projects.
- Strong background in vendor contract management, including drafting and negotiating contractual terms, with a solid understanding of liabilities, penalties, and risk mitigation. Ability to partner effectively with vendors and legal teams to execute and amend agreements.
- Experience in both material procurement (refrigeration, roofing, sliding doors, construction equipment such as steel, roofing, cladding and experience with service procurement.
- Willingness to travel approximately 10–15% within North America (roughly 3 trips per year).
- Available to be in-office 5 days per week

Nice to Have Skills & Experience

• Bachelor’s degree in Engineering or a related technical discipline (Mechanical or Industrial preferred).
