Job Description

Our client is a well-established commercial real estate firm focused on development, leasing, and property management. The company manages a portfolio of approximately 3 million square feet across 30+ properties and supports over 180 tenants, with a strong presence in the Northern New Jersey market.
The organization is known for its stable, long-tenured team, hands-on leadership, and strong reputation across office and industrial real estate.

Position Overview
We are seeking a hands-on Project Manager to support ongoing property and tenant improvement projects across its portfolio. This is a highly visible role working directly with leadership and overseeing projects from concept through completion.
The ideal candidate will bring a strong foundation in commercial construction/project management, with the ability to manage multiple projects, coordinate vendors, and execute efficiently in a fast-paced environment.

Key Responsibilities
Project Management & Execution
Manage projects from initial concept through completion
Review drawings and coordinate with architects
Develop budgets and oversee pricing
Solicit and evaluate competitive bids
Ensure proper documentation and permitting processes

Oversee:
Tenant improvement (TI) projects
Property-level upgrades and capital improvements
Manage project timelines, budgets, and deliverables across multiple concurrent projects

Vendor & Contractor Coordination
Coordinate with:
Contractors, subcontractors (3–7 trades per project)
Architects and consultants
Build and maintain strong vendor relationships
Ensure quality of work and adherence to timelines and budgets

Cross-Functional Collaboration
Partner closely with:
Executive leadership
Support leasing, development, and acquisition initiatives as needed
Assist with operational priorities during slower project cycles

Project Scope
Typically oversee 2–3 projects simultaneously
Project budgets ranging from approximately $25K to $2M
Majority of projects located within 1–2 miles of the office, with occasional travel to nearby properties

Qualifications
4–5+ years of project management experience within: Commercial real estate, construction, or related industry
Strong understanding of: Commercial construction fundamentals
Building systems (HVAC, plumbing, etc.)


Compensation: $100,000 to $110,000 per year annual salary.

Required Skills & Experience

• 5+ years of construction project management experience (commercial experience required)
• Strong experience managing tenant improvement / fit-out projects
• Proven ability to manage budgets, schedules, and subcontractor coordination
• Hands-on experience with permitting, inspections, and regulatory compliance
• Strong communication skills with the ability to interface with clients, architects, and internal teams
• Ability to manage multiple projects simultaneously in a fast-paced environment
• Certified Construction Manager (CCM) or similar certification is a plus
