Job Description

Overview
The Disclosure Desk Specialist plays a critical role in ensuring mortgage loans meet all federal, state, and investor compliance requirements. This position is responsible for preparing, auditing, and delivering accurate mortgage disclosures within mandated timelines, maintaining data integrity across loan files, and supporting both internal teams and borrowers throughout the disclosure process.

Key Responsibilities
Compliance & Disclosure Management

Prepare, generate, and deliver accurate and compliant disclosure packages to borrowers within required regulatory timeframes.
Maintain up-to-date knowledge of RESPA, TILA, TRID, and all other disclosure-related regulations.
Ensure all disclosures meet investor, agency, and company guidelines.

File Review & Data Integrity

Review borrower information and update internal systems to ensure data accuracy.
Conduct routine audits of disclosure files, identifying and correcting discrepancies.
Validate loan data for compliance readiness prior to underwriting or closing submissions.

Communication & Collaboration

Respond promptly to disclosure-related inquiries from internal staff, borrowers, and third parties.
Partner with loan officers, processors, underwriters, and compliance teams to facilitate smooth loan progression.
Resolve documentation issues by working directly with borrowers or internal partners.

Operational Improvement

Identify trends in errors or inefficiencies and recommend process improvements.
Assist in refining disclosure policies, workflows, and quality-control standards.

Training & Support

Provide training to new team members on disclosure regulations, tools, and procedures.
Support the team by maintaining updated reference materials and documentation standards.

Required Skills & Experience

1+ year of experience in disclosure within a mortgage company (disclosure role, post close role, closing role)
Strong understanding of mortgage disclosure requirements and regulatory frameworks (RESPA, TILA, TRID)
Encompass experience

Nice to Have Skills & Experience

Experience creating disclosure documents for NonQM loans
