Job Description

The Income Desk Specialist plays a critical role in supporting the underwriting process by reviewing and analyzing borrower income documentation to ensure accuracy and compliance with investor and regulatory guidelines. This position requires strong attention to detail, analytical skills, and a solid understanding of mortgage underwriting principles. Ideal candidates will have prior experience in underwriting or a related mortgage operations role.

Key Responsibilities:
• Review borrower income documentation (e.g., pay stubs, W-2s, tax returns, business financials) for accuracy and completeness.
• Calculate qualifying income for various loan products, including Conventional, FHA, VA, Jumbo, and Non-QM programs.
• Validate income against program guidelines and investor requirements.
• Communicate findings and recommendations to underwriters, processors, and loan officers.
• Assist in resolving income-related conditions and discrepancies during the underwriting process.
• Maintain up-to-date knowledge of agency guidelines (Fannie Mae, Freddie Mac) and regulatory changes impacting income calculations.
• Provide guidance and training to internal teams on income documentation and calculation best practices.
• Escalate complex income scenarios to senior underwriting staff when necessary.

Required Skills & Experience

3+ years of experience in mortgage lending, with underwriting experience strongly preferred.
Strong knowledge of income calculation methods for salaried, hourly, self-employed, and commission-based borrowers.
Familiarity with agency guidelines and investor overlays.
Ability to work in a fast-paced environment and manage multiple priorities.
Proficiency in Encompass

Nice to Have Skills & Experience

Experience with Non-QM income analysis.
Strong communication skills for cross-functional collaboration.
Ability to interpret complex financial documents and identify potential risks.
