Job Description

We are seeking a highly skilled Tenant Improvement Estimator to join our construction team. The Estimator will be responsible for preparing accurate and timely cost estimates for commercial tenant improvement projects, ranging from office buildouts to retail space modifications. This role involves close coordination with project managers, architects, subcontractors, and clients to deliver competitive bids and ensure alignment with project specifications.
Key Responsibilities:
• Review architectural and engineering plans to identify project scope and requirements
• Perform detailed quantity takeoffs and cost analysis for all phases of tenant improvement work
• Solicit and analyze subcontractor quotes and vendor pricing
• Prepare comprehensive estimates, budgets, and bid proposals
• Collaborate with project teams to develop value engineering options
• Ensure estimates comply with local building codes and regulations
• Attend site visits and pre-construction meetings as needed
• Track historical cost data and maintain estimate templates
• Support project handoff process with detailed documentation

Required Skills & Experience

• Proficiency with estimating software (e.g., Bluebeam, PlanSwift, Sage Estimating)
• 5-10 years of relevant estimating experience in tenant improvement projects
• Strong understanding of construction means, methods, and materials in commercial tenant improvements
• Ability to read and interpret architectural and engineering drawings
• Solid communication and negotiation abilities
