1. Maintain occupancy through Westside II, by prospecting new residents
2. Address inquiries, guide applicants through the application process, and ensure a positive experience.
3. Update unit assignments as changes are made and e-mail to specified staff
4. Interviews prospective applicants for Westside II
5. Prepares applicant file -- Initial and annual certifications in a timely manner
6. Process credit, criminal and sex offender registries for initial residents
7. Prepare files for move-in reviewed by the Director of Compliance. Once approved, have documents executed and schedule for move-in
8. Send recertification notices 120 days prior to anniversary date (196 tenant files)
9. Process all recertification's to ensure compliance with each program requirements and obtains approval of each file from Director of Compliance
10. Enforces Program guidelines as directed by the Director of Compliance.
11. Works in a hectic environment.
12. Is a team player and can multi-task based on priority of assignment.
13. Gathers corrections when File Review and Physical Inspection has findings and prepares response letter to the monitoring agency and submits to Director of Compliance.
14. Provides support to the Property Manager, Assistant manager and Director of Compliance when needed.
15. Performs 100% file review prior to a monitoring agency performing a site audit.
16. Prepares reports when requested from the Monitoring Agencies, Investors, Owners, accurately and within the deadline.
17. Ensures Property Rent rolls are accurate to avoid overages on rents and all set asides are being maintained per the properties regulatory agreements
