Job Description
Insight Global is looking for a Manager of Legal Real Estate to join the Legal Real Estate department of a fast-food restaurant chain, hybrid at their Corporate Home Office in North Vancouver. The Manager, Legal Real Estate is accountable for negotiating the leases supporting the company's rapid new restaurant development nationally, as well as managing the company's portfolio of over 600 restaurant head leases. The Manager, Real Estate is responsible for training, developing and managing a three-person team composed of two Legal Real Estate Administrators and the Legal Real Estate Coordinator. This position is responsible for developing favourable legal precedents and negotiating principles to maximize value and risk mitigation from leases for the company. The Manager, Legal Real Estate also participates in managing landlord relationships. Principal Accountabilities Include:
* Contributes to the ideal Climate of the organization by fostering regular progress toward the achievement of our Climate Goals.
* Responsible for building a high performing work team including coaching, developing and performance management.
* Responsible for developing favorable negotiation principles and legal precedents which maximize value and risk mitigation for the company's 600+ head lease portfolio.
* Responsible for developing, implementing, and updating property management principles, and overseeing property management issues across the company's head lease restaurant locations, including brokering solutions with over 300 landlords on operating matters.
* Develops and oversees implementation and ongoing improvement of leasing workflows, systems, and processes, as well as completion of work.
* Negotiates, drafts and reviews offers, leases, assignments and related leasing documents while maintaining mutually beneficial relationships with landlords.
* Responsible for providing legal expertise and guidance to colleagues in the Real Estate, Franchising, Design, Project Management Construction, Finance and Operations groups on matters of lease interpretation, obligations, and property management issues.
* Responsible for maintaining relationships with external legal counsel and ensuring legal spending on leasing and translation matters is within annual budgets.
* Responsible for the integrity and accuracy of the Lucernex lease management system to ensure the integrity and accuracy of the data for leasing and accounting purposes.
Required Skills & Experience
* A law degree or comparable legal education (do not need to be registered with the Bar
* 3+ years work experience in a real estate law/leasing capacity
* Experience negotiating and drafting lease documents
* Advanced knowledge of leasing, real estate, commercial and contract law
* Robust people management skills and the ability to influence others while fostering positive relationships, and to develop effective and efficient teamwork and oversight processes
* Solid business and legal judgment and excellent problem-solving skills
* Exceptional organizational skills and the ability to prioritize, plan and forecast current and future work demands
